Yes! We are the Official Luxury Motor Condominium and Townhome Partner of Sebring International Raceway, providing an unparalleled experience and offering to track patrons, teams and enthusiasts.

Yes! SMG owners have access to 25 pre-scheduled track days (200 hours) per year on the famed Sebring International Raceway.  Because not all members in the SMG community are racers, we leave it as an optional addition when purchasing your unit.  Additional fees & restrictions apply.  Please contact us for more details.

Yes!  We recently changed our name from Apex Motor Garages to Sebring Motor Garages. This decision comes from a two-fold desire:

We are here to promote the racing community, our partnership with the Sebring Driving Club, local businesses and thus wanted to identity with the community to be a part of its legacy.

– By adopting the Sebring name, we aim to distinguish ourselves allowing us to build a unique identity that better represents our focus on serving the Sebring area and its passionate car enthusiasts.

Sebring Motor Garages is located less than a mile from famed Sebring International Raceway off Highway 98.  The address is 120 Floral Drive Sebring, FL

Yes! The auto garage condos and townhomes are zoned to allow for overnight stays, perfect for long race weekends.  

Yes! You may rent out your unit when not in use to others for overnight stays for race weekends or for storage. Contact us for rules and regulations.

Yes! You are an owner of your unit.  You may choose to sell or rent your unit at any time.

Yes! We have a dedicated loading and unloading area for semi-tractor trailers and haulers on site.

You are welcome to keep your trailer/rig in your unit. Shorterm/longterm offsite parking nearby for rigs/trailers is available at additional charge.

Our drive aisles are 60′ wide, providing adequate room for big rigs and haulers to maneuver within the complex.

Sebring Motor Garages is located less than a mile south of Sebring International Raceway and is the only facility of it’s type. There is a proposed route to access the Gate 4 area which will negate the need to ever enter onto Highway 98.  

All units regardless of size come standard with:

Yes! All garage units are 55′ deep and have a 14′ high overhead door.  Select units can have the mezzanine raised to 14′, please contact us for availability.

Yes! The Sebring Motor Townhomes are zoned residential and can be lived in full-time.

Each townhome has a 30′ x 60′ garage on the ground floor with a 3 bedroom/3 bathroom 1,665sf living space + terrace and 3rd floor 500sf rooftop entertainment area with grill, bar and seating.  Each unit comes standard with an elevator, appliances, full AC, loft and staircase in garage, 200amp electrical service and polished concrete floor.

Monthly HOA fees will be approximately $300/month.  Real estate taxes are billed direct to unit owners.

Yes! The entire community will be secured with a perimeter fence and under 24/7 surveillance. 

Yes! All our buildings are rated 140mph with impact windows and doors.

According to Highlands County Tax Collector, real estate taxes can be estimated using a multiplier of .0158

Select units can accommodate a mezzanine height of 14′ clear.  Please contact us for availability.

25′ wide units are 14′ x 14′ and 30′ wide units are 16′ x 14′

Yes! Lifts are welcome within your unit and depending on your configuration you can fit multiple triple lifts even.

Typical race car maintenance is allowed, subject to designated quiet times as outlined in the rules and regulations.

Retail shops are not permitted without the written consent of the association.

Yes! The community clubhouse may be reserved for private use. Please refer to the community rules and regulations.

Yes! There will be full-time staff onsite during normal business hours 7 days a week.

Each unit will have individual electric meters through Duke Electric.  Water for the garages will be common and individual for the townhomes. Fiber internet is run to the community and is available through individual accounts.
